Roof repairs for every type of roof

Most roofs don't need replacing – they need the right repair, done properly and in good time. York Heritage Roofing carries out roof repairs across York on tiled roofs, slate roofs, Yorkshire stone roofs and flat roofs. We find the cause of the problem, fix it with suitable materials and tell you honestly if anything else on the roof needs watching.

Common roof repairs we carry out

  • Slipped, cracked or missing slates and tiles – replaced and secured to match the rest of the roof.
  • Ridge and hip repairs – loose or cracked ridge tiles re-bedded, replaced or dry-fixed.
  • Leadwork – flashings, soakers and valleys renewed where they have split, lifted or been patched.
  • Chimney flashings and abutments – a very common source of leaks on older York houses.
  • Valley repairs – worn or blocked valleys between roof slopes, a frequent cause of damp in the corners of rooms.
  • Flat roof repairs – splits, blisters and failing joints on felt, EPDM and GRP roofs.
  • Verges and eaves – loose mortar verges, failing dry-verge units and rotten fascia-level timbers.
  • Storm damage – making safe and watertight after high winds, then permanent repairs.

Signs you need a roof repair

  • A damp patch or drip on a ceiling, especially after heavy or wind-driven rain.
  • Bits of slate, tile or mortar in the garden or gutters.
  • A gap in the roof you can see from the street.
  • Damp or staining around a chimney breast.
  • Overflowing gutters, which can push water back under the roof edge.
  • Daylight or water marks visible in the loft.

The sooner a small roof problem is fixed, the less chance water has to damage timbers, insulation, plaster and decorations. A minor repair now is usually far cheaper than the consequences of leaving it.

Repair or replace?

We're asked this a lot, and the honest answer is that it depends on the overall condition of the roof. If the covering is generally sound and the problem is local, a repair is the sensible choice. If faults are appearing all over the roof – lots of slipped slates from failing nails, perished underlay, sagging battens or a flat roof that's cracked everywhere – then repeated repairs can end up costing more than a new roof. We'll give you our honest view and the reasons for it, and the choice is always yours.

Frequently asked questions

Straight answers to what we are asked most. Anything else, just ask.

My roof is leaking right now – what should I do?

Put buckets or towels under the drip, move valuables and electrics away, and if water is coming through a light fitting, switch off that circuit at the consumer unit. Don't go onto the roof yourself. Then call us on 01904 922494 and we'll advise on the next steps and when we can get there.

Can you find where a leak is coming from?

Usually, yes. Water often travels along timbers or membrane before it shows on a ceiling, so the stain isn't always below the fault. We check the loft and the roof itself, starting with the usual suspects – flashings, valleys, slipped slates or tiles, ridges and gutters – and explain what we find.

Do you deal with storm damage?

Yes. After high winds we can make the roof safe and watertight, then carry out a permanent repair. If you're making an insurance claim, we can provide photos and a written description of the damage and the work needed. Whether the claim is accepted is a matter between you and your insurer.

How much does a roof repair cost?

It depends on what's wrong, the type of roof and the access needed. A small repair that can be reached safely without scaffolding will cost far less than work that needs scaffolding or opening up a large area. We'll give you a written price before starting, and won't add extra work without talking to you first.

Begin with a conversation.

Whether it's a slipped slate, a leaking flat roof or a full re-roof, tell us about it. We'll look at the roof properly, explain what we find in plain English and put the price in writing – free and without obligation.
