Tadcaster's houses and roofs

Tadcaster, on the River Wharfe, is a brewing town built on – and of – magnesian limestone. The town's draft conservation area appraisal describes small eighteenth- and early nineteenth-century cottages and terraces on Chapel Street and Westgate in rough-hewn limestone ashlar and rubble, and grander three-storey brick buildings on High Street and Kirkgate. Georgian town houses such as Shann House on Kirkgate combine brick, limestone dressings and a Welsh slate roof, while the local vernacular features pantile roofs and handmade red brick. The brewery chimneys and St Mary's Church stand out across the roofscape. Beyond the centre are twentieth-century and modern homes with concrete tiles and flat-roofed extensions.

Tadcaster Conservation Area

Tadcaster's historic centre is a conservation area, and its 2021 draft appraisal for the council highlights boundary walls in limestone and brick, the near-continuous street frontages, the views of the breweries and the Grade II* listed St Mary's Church. The planning authority is now North Yorkshire Council. The appraisal also notes that while most of historic Tadcaster sits above the highest flood zone, the lower reaches near the river do flood from time to time. If your home is listed or in the conservation area, check with the council before changing roof materials or chimneys.

Roofing problems we see in Tadcaster

  • Limestone cottages – chimneys and abutments where lime mortar has eroded; lime is usually right for this soft stone. See chimney repairs.
  • Georgian and Victorian slate roofs – nail sickness, valleys and lead flashings.
  • Pantile roofs – slipped pantiles and verge repairs on older outbuildings and cottages.
  • Modern homes – ridge, verge and flat roof repairs.

Frequently asked questions

Straight answers to what we are asked most. Anything else, just ask.

Should my limestone cottage in Tadcaster be pointed in lime or cement?

On soft magnesian limestone, lime mortar is generally the right choice. Hard cement mortar can trap moisture and cause the stone around it to decay. We use lime for chimneys, abutments and ridges on older stone buildings where it suits the building.

Do you cover Wetherby as well as Tadcaster?

Yes – we cover Tadcaster and Wetherby, along with the villages along the A64 between York and Tadcaster. Call to check for anywhere further afield.

Who is the planning authority in Tadcaster?

North Yorkshire Council. Check with its planning and conservation team before roof work on a listed building or within the Tadcaster conservation area.
