Roof costs in York

Typical UK guide ranges for re-roofing, flat roofs, repairs, chimneys and guttering, with their sources – to help you budget before you ask for a quote.

About these figures

People often ask what roof work "should" cost before they call anyone. This page brings together typical guide ranges published by national cost guides – Checkatrade, Homebuilding & Renovating, Rated People and MyBuilder – for the jobs we're asked about most in York. Sources are listed at the bottom of the page, each with the date its figures were last updated.

Typical guide ranges, not a quote. These are national UK figures, gathered in October 2026. They are not York Heritage Roofing's prices and they haven't been adjusted for York. Many are quoted before VAT, and some exclude scaffolding. Your own price will always be a free written quote after we've seen the roof.

Full roof replacement

A full re-roof means stripping the old covering, checking timbers and fitting new membrane, battens, covering, ridges and flashings. The biggest variables are the size and shape of the roof and the material. Natural slate and clay cost more than concrete tiles but last much longer.

Flat roofs (EPDM rubber)

EPDM rubber is our main flat roof system. It usually costs more than felt to install but generally lasts considerably longer. The condition of the deck under the old covering is the hardest cost to predict until it's opened up.

What affects the price

  • Size and shape – hips, valleys, dormers and chimneys all add detail and labour compared with a simple gable.
  • Material – concrete tiles, clay, natural slate and Yorkshire stone differ widely in cost and lifespan.
  • Access – scaffolding, roof ladders, height, and whether there's room on the street or in the garden.
  • What's underneath – rotten battens, deck boards or rafters only show once the covering is off.
  • Heritage requirements – listed buildings and conservation areas may call for matching or reclaimed materials and traditional methods. See listed building roofing.
  • Extras – removal and disposal, insulation upgrades, new gutters and fascias, and VAT.

How we price your job

Every quote is free and in writing, after we've looked at the roof – outside and, where it helps, from the loft. It sets out the work, the materials and the access needed, and we won't add extra work without talking to you first. Call 01904 922494 (Monday to Friday 8am to 6pm, Saturday 8am to 1pm) or request a quote online. We cover York and the surrounding area – see areas we cover.

Frequently asked questions

Straight answers to what we are asked most. Anything else, just ask.

Are these your prices?

No. They are typical UK guide ranges published by national cost guides in 2025–2026, gathered here to help you budget. Your price for your roof will always be a free, written quote after we've looked at it, and it may be higher or lower than these ranges.

Do the figures include VAT and scaffolding?

Not always. Checkatrade's tables are quoted before VAT, and several guides list scaffolding, removal of the old roof and waste as extras. When you compare quotes, check what each one includes – ours set out access, materials and labour in writing.

Why do different guides give different figures for a new roof?

They assume different roof sizes, shapes and materials, and some include scaffolding, insulation and removal while others don't. That's why we show the ranges side by side with their sources rather than a single number.

How can I keep the cost of roof work down?

Deal with small problems early, before water damages timbers. Combine jobs – chimney, gutters and roof repairs – while scaffolding is up. Re-use sound slates or tiles where they're worth keeping. And get a proper inspection, so you're paying for the repair the roof actually needs.

Do you charge for a quote?

No. Quotes are free and without obligation. We look at the roof, explain what we find and put the price in writing.

Begin with a conversation.

Whether it's a slipped slate, a leaking flat roof or a full re-roof, tell us about it. We'll look at the roof properly, explain what we find in plain English and put the price in writing – free and without obligation.
