Guttering, fascias and soffits in York

The roofline – gutters, downpipes, fascias, soffits and bargeboards – does a quiet but vital job: it takes the water off the roof and away from the walls. When it fails, the damage shows up as damp patches on walls and ceilings, rotten rafter ends and stained brickwork. York Heritage Roofing repairs and replaces guttering, fascias and soffits across York, and because we're roofers we look at where the roof meets the gutter, which is where many roofline problems really start.

Signs your roofline needs attention

  • Water spilling over the gutter in heavy rain, or dripping from joints.
  • Green streaks or damp patches on the wall below a gutter or downpipe.
  • Sagging gutters, or brackets that have pulled away from the fascia.
  • Flaking paint, soft spots or rot in timber fascias and bargeboards.
  • Gaps or missing panels in soffits – often an entry point for birds.
  • Damp in the corners of upstairs ceilings, where the roof meets the wall.

What we do

  • Gutter repairs and clearing – re-sealing joints, re-fixing brackets, restoring the fall and clearing blockages.
  • New guttering and downpipes – uPVC, cast aluminium or cast iron, sized to the roof and laid to the right fall.
  • Fascia and soffit replacement – removing rotten boards, checking rafter ends and fitting new uPVC or timber.
  • Bargeboards and verges – on gable ends, often combined with dry-verge or mortar verge repairs to the roof.
  • Eaves repairs – renewing the bottom course of tiles or slates, eaves felt support trays and ventilation where they have failed.

Choosing materials

uPVC is economical and low-maintenance, and suits most post-war and modern houses. Cast aluminium looks like traditional metal guttering but is lighter and doesn't rust. Cast iron is the original choice on many Victorian and older York houses and is often expected on listed buildings and in conservation areas. For timber fascias and bargeboards on period homes, we can repair and repaint rather than replace. We'll recommend what suits the house – and what doesn't.

Combine it with roof work

If scaffolding is going up for roof replacement or chimney repairs, it usually makes sense to deal with the roofline at the same time and share the access cost. Gutter faults can also be behind leaks that look like roof problems – see roof repairs. Typical prices are in our roof costs guide.

We work across York and nearby areas including Huntington, Strensall, Copmanthorpe, Poppleton and Haxby.

Frequently asked questions

Straight answers to what we are asked most. Anything else, just ask.

Why do my gutters overflow even though they're not blocked?

Common reasons are a gutter that has lost its fall towards the outlet, sagging brackets, joints that have pulled apart, or a gutter that is simply too small for the roof it serves. On some houses the roof covering doesn't project far enough into the gutter, so water overshoots or runs behind it. We check the whole run, not just the outlet.

Should I replace timber fascias with uPVC?

On many post-war and modern houses uPVC fascias and soffits are a sensible, low-maintenance choice. On period homes and in conservation areas, painted timber may be more appropriate, and on listed buildings changing materials may need consent. Where timber is mostly sound, repairing and repainting can be the better option.

Is over-cladding old fascias a good idea?

Fitting a plastic board straight over rotten timber hides the problem rather than fixing it. We'd only cap a fascia where the timber behind is sound and dry. Where it isn't, the rotten boards should come off so the rafter ends can be checked.

Can you match cast iron gutters on an older house?

Yes – we can repair existing cast iron gutters and downpipes, and replace damaged sections with matching cast iron or cast aluminium profiles. On many period and listed properties keeping metal rainwater goods is expected.
